    Lots of road traffic up there on the jeep trails, just keep that in mind if you are wanting a quiet place during the warmer months. With the road going through the property you'll be hard pressed to find solitude. However, if you don't mind that sort of noise then this would be a great place.

    That is an extremely good price considering the market over the past few years. People are asking the much for 1 acre in Northern Arizona and barely has any trees on it.

    You mention the river, but you don't mention anything about the WATER RIGHTS !! What are they, for the buyer ? Is the buyer only allowed to watch the pretty water flowing by ?

      Have you priced homes or land in Colorado? This is awesome! If it has trees in or around it, just add $1000 per tree for the value.

      ​@@LANDIOIt's almost IMPOSSIBLE to find land with water on it in Colorado. Yes you can drill hundreds of feet down but that's expensive and not always guaranteed to hit water either. This kind of property doesn't come available around here very often. Thank you for posting it!
